Which Cover Models This Applies To

Cover’s current lineup, the Cover Backyard Studio series, ships with a standardized utilities stub sheet: 200A electrical, 1-inch water, and 4-inch sewer lateral at fixed locations on the module’s street-facing wall. Earlier Cover pilot units from 2019-2021 used a different stub configuration with the sewer offset 18 inches left of center; if you’re matching parts for one of these, the adapter collar is a different SKU and San Bernardino County will flag the variance if it’s not shown on the site plan.

We specify Cover units within our single-contract design-build scope, so we handle the stub-to-street match as part of the permit set, not as a surprise at delivery. The OEM spec calls for Schedule 40 PVC for sewer laterals and copper or PEX for water; we stock both, plus the brass compression fittings Cover’s stub assembly expects. Aftermarket equivalents exist for the electrical conduit and junction box, but we use the Cover-specified box on every install because San Bernardino County’s electrical inspector has rejected two aftermarket brands in the last eighteen months for insufficient NEMA rating at the exterior penetration.

To identify your unit’s configuration, check the metal spec plate inside the utility chase door. The model prefix “CB-21” or earlier indicates the pre-2022 stub layout. Anything “CB-22” or later uses the current standard.

Signs Your Cover Site Prep & Utilities Is Failing

• Water pressure drops when the unit’s fixtures run. This usually means the 1-inch PEX lateral was undersized for the run from the main, or the pressure regulator at the street is choking flow. In Upland’s older Foothill Boulevard-adjacent neighborhoods, the original ¾-inch galvanized service line is often still live and can’t deliver the 65 PSI minimum Cover’s fixtures expect.
• Sewer backs up into the studio’s floor drain. The 4-inch lateral may have settled on the slope, or tree roots from the mature camphor and ficus trees common in Upland’s historic Magnolia district have infiltrated the connection. Cover’s low-profile slab doesn’t leave room for a cleanout inside the unit, so the exterior access point becomes critical.
• Electrical panel shows voltage fluctuation under load. The 200A subpanel needs a dedicated grounding electrode, and Upland’s sandy, well-drained soil in the north hills often requires a deeper ground rod than the standard 8 feet to hit adequate conductivity. Without it, the Cover unit’s mini-split and induction cooktop will trip the main.
• Gas line won’t hold pressure test. If your Cover unit includes the optional gas package for a tankless heater, the corrugated stainless steel line from the meter to the stub must be sleeved where it passes through concrete. We’ve found three installs in Upland where the sleeve was omitted and the line abraded against the foundation edge.
• Permit hold at final inspection for utility verification. San Bernardino County now requires photo documentation of every buried utility connection before backfill. If your original contractor didn’t shoot the trench, you’re digging it back up. Our crew documents every joint, every depth measurement, every pressure test with timestamped photos uploaded to your project folder before the inspector arrives.
